HOW IT WORKS HERE

Plan the first replacement around your community.

Most Somerset jobs involve an original roof, an association, or both. We sort out each before work is scheduled.

  1. 01

    Assess the original roof

Shingle wear, flashing, attic ventilation, and signs of decking trouble, documented with photos.

  2. 02

    Review community rules

Who is responsible, which products and colors are approved, gate access, and any historic review.

  3. 03

    Scope & submittal

An itemized written scope, packaged with specs and colors when your association needs to approve it.

  4. 04

    Install & final walk

Our own crew completes the work, cleans the site, and walks the finished roof with you.

Exterior contractor for Somerset and Franklin Park

SGM Home Restoration (NJ HIC #13VH13723900) works throughout Franklin Township, the municipality most people simply call Somerset: the 08873 area, Franklin Park 08823, and the villages of Kingston, Griggstown, and East Millstone. Our office at 1 Clark Ct in Bridgewater is a short drive away, so the crew that quotes the job is the crew that comes back.

The projects Somerset homes need most often are a first shingle roof replacement on houses built since the late 1990s, roof replacement on older homes, gutter replacement, and siding repair.

Early-2000s homes, now due for their first new roof

Census estimates show that about 26 percent of Franklin Township's homes were built in 2000 or later, and another 15 percent in the 1990s. Original shingles on those houses are now 20 to 30 years old. Common signs of an aging roof include granules collecting in the gutters, dark bare patches, curling tab edges, and shingles lifting in the wind.

A first replacement is also the first time anyone sees the decking and ventilation since the house was built. We strip to the deck, replace damaged sheathing, correct the ventilation if it falls short, and install new underlayment and flashing. If you are not sure the roof is ready, start with a roof inspection.

Canal Walk, Somerset Run, and other 55+ communities

Somerset is home to two large active adult communities: Canal Walk, with more than 1,000 homes, and Somerset Run, a gated community of 755 homes. Communities like these typically set approved roofing products and colors, and some take responsibility for roofs themselves, so check your governing documents first.

When an owner is responsible, we prepare the product specifications, color names, and written scope for the association's review, and arrange gate access and work hours before the schedule is set. The township also has more than 5,000 attached single-family homes, and replacing the roof on an attached home falls outside the state's permit exemption for detached houses, so we confirm permit requirements too.

Historic villages along the Millstone River

Franklin Township's western edge follows the Delaware and Raritan Canal and the Millstone River, where the villages of Kingston, Griggstown, East Millstone, Blackwells Mills, and Six Mile Run date back to the 1700s and 1800s. The Kingston Mill Historic District was added to the National Register of Historic Places in 1986.

In the township's local historic districts, exterior alterations are subject to review by the Historic Preservation Advisory Commission, so check with Franklin Township before changing siding, windows, or roofing materials. On these homes we repair original clapboard and trim where possible and match the profile where it is not. Request a free estimate to talk through your house.

Have used SGM Home Restoration & Roofing on many occasions. They were my roofer on two apartment complexes in Flemington and also replaced my roof on my own home. Silverio is wonderful to work with. They are thorough in both their work and clean up. Also their prices were more than 50% lower than the highest bid I received for my home. Would highly recommend getting a bid from this company on your next home repair/improvement.

We had a great experience with Silverio from SGM Roofing. He installed a completely new roof on our home in Bridgewater, and we couldn’t be happier! Very punctual, very kind, and transparent from the beginning. He explained everything clearly, gave us a detailed estimate, and kept us updated throughout the whole installation. He finished everything the same day, just as he promised. He also did an amazing job cleaning up afterward. He even used magnets to make sure there were no nails left in our driveway! We are very happy with the work and would 100% recommend Silverio and SGM Home Restoration
